Our home rules

Dear Guest,
We love our guests very much, and we also love our private property. Therefore, in order to exclude any conflicts, we have adopted detailed rules for the use of our private property.
PLEASE, read our house rules carefully before booking.
IF YOU ACCEPT OUR RULES – WELCOME!
If you have any questions please ask before reservations.
If you do not agree with our house rules, please find another place for your holiday.

OUR REGULATIONS

Our home are private (not a hotel) and are meant for a relaxing family holiday or vacation (NOT FOR PARTIES).

01. RESERVATION

We provide our holiday homes, vacation apartments on the basis of advance reservation (unless otherwise agreed).
For booking you must first make a request, indicating your wishes.
In response to your request, we will send our proposal (taking into account our possibilities).
If you are interested in this proposal, it will be necessary to make prepayment (unless otherwise agreed).
After we receive the prepayment from you, we will send you the “Booking Confirmation”
If you need a travel voucher for a visa application at the Consulate, please, specify it in advance: for such case our rules are slightly different.
We guarantee to provide you with the home or apartment that you have booked and try to take into account all your wishes indicated in “Booking Confirmation”.
For technical reasons, we reserve the right to make various changes without consultation with you, – which, however, do not entail a deterioration in the quality of living.

Cancellation of booking

You can cancel your booking at any time. The money paid for the reservation will not be returned.
At the same time, we always try to help our guests. Therefore, if you inform us of the cancellation of booking in advance, we consider the possibility to use this money as a partial payment for your stay in the our villa in another time or will try to find another renter.
This is done by us as a gesture of goodwill, arising from a desire to help our guests, but not mandatory.

We also recommend you to arrange insurance for your vacation.

02. RESPONSIBILITY, PRICES, CALENDAR AVAILABILITY

Cost and what is included, calendar availability, booking rules, can vary greatly from platform to platform. As owners of the houses and apartments we are fully responsible for the descriptions and bookings made on our website (English version).
For bookings made on other platforms we do not accept any responsibility, if you have any problems please contact the platform where you made the booking.

03. ACCOMMODATION

TOTAL MAXIMUM NUMBER FOR ACCOMMODATION AS WAS CONFIRMED IN THE RESERVATION, INCLUDING CHILDREN AND BABIES.
The number of people and the price is calculated and confirmed when booking. Additional persons are paid additionally 15 euro per person / night or day (as additional guests) on the place.
BUT! The maximum total number of persons in the home is 8 persons, in the apartment is 4 or 5 persons, including children and babies (to be confirmed on booking). They should be are counted registered and paid as persons.

04. CHECK-IN / CHECK-OUT

CHECK-IN: 17:00 – 20:00 (unless otherwise agreed).

CHECK-OUT: 09:00 – 10:00 (unless otherwise agreed).

05. RECEPTION OF HOME / APARTMENT FOR RENT AND RETURN TO THE OWNER

Upon receipt of the keys, a “tourist rental” contract must be signed (Required by law: ai sensi dell’art. 1, comma 2 lett. C, della ex legge 9 dicembre 1998, n. 431 – integrazione d.d.u.o. 17 settembre 2019 – n. 13056, alloggio per finalità turistiche, in regime di locazione) And it is necessary to check and sign: “Status of the electric meter” and “CHECK-IN page of the quality and completeness of the house / apartment”.

We’re renting our holiday home on following agreement: You should leave the home / apartment as you have found it (IN THE SAME CONDITION). After the reception of the keys we recommend that you check the completeness as well as functionality and cleanliness of the home / apartment. Starting with the use of the home / apartment, claims for cleanliness are NO longer accepted. Equipment and belongings available in home / apartment are not allowed to be taken out (to the street, to the beach to other home / apartment etc.).

The return and inspection of the home / apartment will be carried out at a specified time when the tenant has completely left the home / apartment.

06. SECURITY DEPOSIT

Upon receipt of the keys, you must pay a security deposit 150 euro for one apartment or 200 euro for one home, in cash (we do not accept bank checks and cards). This deposit will be used to reimburse the owner for losses, if any. If there are no losses, then the deposit is refunded 100% in cash on the day of departure after checking the property. If the guest leaves unexpectedly earlier, then the deposit (or part) will be returned by bank transfer after checking the property by the owner. The cost of the bank transfer is paid by the guest.

07. WHAT IS INCLUDED IN THE RENTAL COSTS:

Gas for the kitchen, cold and warm water (for normal usage) “Starter package” for the specified number of persons: Bed linen, towels, toilet paper, cleaning products, a starter set for the kitchen (we do not provide cooking products).

08. WHAT IS NOT INCLUDED IN THE RENTAL COSTS:

Everything that was not included in the previous paragraph for example: Changing bed linen or towels, refill of the “Starter package”, extra cleaning, use of the washing machine, tourist taxes.

09. TOURIST TAX

Homes and apartments are available only after the payment tourist tax: 1,00 € one person a night, over 14 years old, in cash on the spot. Cards and bank checks are not accepted. According to Italian law, we must collect and transfer this money to the local authority.

10. ELECTRICITY

For the electricity consumption you pay based on the meter readings at approx. 0.50 € per kilowatt hour. It is not permitted to use electrical devices with a high consumption of electricity, e.g. electrical barbecue equipment, electrical heaters or charging of electrical vehicles. You can find charging stations for electric cars 4 kilometers away from us.

11. PAYMENTS

Payment for the reservation (if required) is made by bank transfer. All payments on location (if required), made in cash in euros, we do not accept cards or bank checks.

12. CLEANING

Before the arrival of the guest, we carry out high-quality cleaning with special professional materials. And we comply with the anti-COVD standard.
BUT! When leaving the accommodation, the guest MUST wash the dishes, leave clean: gas stove, refrigerator, microwave and other kitchen utensils, as well as accommodation equipment. If the guest fails to do so, we will charge from the guest’s deposit for additional cleaning.

13. GARBAGE, HOUSEHOLD WASTE

The cost of disposal is included in the rental price.
The guest independently sorts and throws out the garbage according to Italian rules (we will tell and show about them on the spot).

14. SWIMMING POOL

Our swimming pool is private, so it is open 24 hours for us and our guests from June through mid-September. For safety reasons, we have strict rules for the use of the swimming pool, if not followed we may prohibit the use of our property. Please read them:

The use of the shower is mandatory before entering the pool. Children are only allowed to stay in the pool or playground under the supervision of their parents.

FORBIDDEN in / to the pool:

  • JUMPING in / to the pool,
  • the use of boats or mattresses, etc. (the use support / rescue equipment is allowed),
  • to wash your feet and shoes in the pool,
  • to use the pool during its service (cleansing),
  • to use glass, fragile items (glasses, cups, etc.) in or by the pool,
  • to throw objects (rocks, sticks, paper, etc.) into the pool,
  • to block our equipment around the pool (sun umbrellas, deck chairs, tables, chairs) without use as our equipment is designed to be used by all our guests.

By using our private pool, you (guests as tenant) confirm that you accept all risk and responsibility for the safety of your use of the pool.

15. GRILL PLACE, A FIREPLACE FOR BARBECUE

Public use, under the Self-service conditions: that is, after use (when cool) it should be cleaned. We do not provide charcoal and oil for starting, but you can buy it at the nearest supermarket.

16. OBSERVANCE OF SILENCE

We have a rule to observe silence from 23.00 till 09.00. At other times, for loud music and noisy / active games, we recommend using the beach (50 meters from us). Since our property is for a quiet family holiday and it is not allowed to disturb the neighbors.

17. WASHING MACHINE

Public use, available for use with the payment, 5 euro per one wash (energy and water compensation).

18. TABLE TENNIS

Public use, we do not give rackets and balls, we recommend bringing your own.

19. TV, Wi-Fi, INTERNET

We do not offer these services. However, you can bring and use your own electronical devices.

20. ANIMALS

We do not accept pets, as our guests may be afraid or have allergies.

The owners of the property have a guard dog, which is located in its own separate, fenced area. Sometimes he may bark.

On the territory of our complex there are some wild animals and birds. These should not be caught or disturbed.

Attention! We are in a forest, in a natural park, sometimes animals, birds, insects can enter the home. If you are afraid of them, then please choose another accommodation in advance, as this cannot be a motive for canceling a rental. We recommend that you do not leave uncovered food items that can become bait. For our part, we are always ready to help you get rid of “uninvited guests”.

21. HEATING, AC

Not available, (usually not needed).

22. FORCE MAJEURE

We always provide accommodation according to the reservation. But if circumstances arise beyond our control, then we have the right to replace the accommodation you reserved with a similar or better one.

23. SECURITY

We do not take responsibility for your safety or your property while you are spending your holiday with us. We do not have childcare staff, so parents are solely responsible for their children on our property including the playground and swimming pool. We recommend using the services of your insurance companies if you need it. It is forbidden to sit and stand on the railings of balconies, to play outdoor games that could injure other guests or damage our property. Our facility is for your safety and the safety of your belongings completely fenced and the territory is under video registration. For safety reasons, we recommend that you do not open the doors to the facility to strangers.

As the property owners, in case of a failure to comply to our rules, we reserve the right to evict to our guests the of our property, without the return of pre-paid sums.

These basic regulations are designed to avoid various of unpleasant situations during your holiday with us. If you have any questions, please do not hesitate to contact us. By booking our accommodation, you agree with these terms and regulations. Otherwise, we recommend that you choose a different place for your holiday.
